REGIONAL DEVELOPMENT MANAGER, DATA CENTRE (CONVERSION) [Job Code 2103415L]

The Senior Development Manager will report directly to the MD Development, Asia with a dotted line to the MD Data Centre, Asia..

Responsibilities:

  • Managing the bid conversion process (not origination nor deliver) including leading the preparation of the Bid Proposal and coordinating the involvement of internal and external stakeholders.
  • Assist with responding to external Request for Proposals or internal Asset Management capital requests.
  • Maintaining customer focus through accomplished Client Relationship Management.
  • Coordinating and negotiating with real estate professionals on land/facility acquisitions.
  • Developing complex business case analysis to justify the project scope and presenting the justification for Investment Committee approvals.
  • Working with the Investment Management and design teams during pre-acquisition/ inception stage to provide strategic advice on high level costs, timelines for acquisition and development of Data Centres, as well as potential risks and challenges for each identified opportunity.
  • Coordinating with relevant stakeholders to establish the project development strategy throughout the project life cycle, considering the master plan composition, leasing objectives, return on investment objectives, investment constraints, development phasing, interface, infrastructure and construction requirements
  • Leading the development upon successful conversion which includes being accountable for Key Project Metrics, reporting against these KPIs and identifying key risks and mitigating against the risks to ensure continuity of work.
  • Preparing the User Requirement Brief encompassing the project scope, design brief and equipment requirements.
  • Liaising with all external stakeholders in development process (such as local authorities, statutory bodies etc.) to obtain feedback, comments and/or approvals.
  • Participating in and informing on the design process, feasibility studies and business cases.
  • Developing, procuring and reviewing Consultants tender packages for feasibility studies and due diligence assessments during pre-acquisition and inception stages.
  • Completing developments/ asset enhancement initiatives, ensuring that they are delivered on-time, within scope of design, specifications, and approved budget.
  • Performing all the duties expected of a Development Manager including Contract Administration, Change Management, Project Reporting, Team Performance Evaluations and Lessons Learnt reports on project completion, in compliance with Company policies and procedures.
  • Keeping abreast of the latest industry trends on Data Centre innovations and future readiness.
  • Concurrently managing multiple projects including new Data Centre buildings or capital improvement projects associated with existing Data Centres.

Requirements:

  • Candidate should have a demonstrated track record in project/development management with outstanding leadership, commercial and people management skills to lead effective project teams. Exceptional negotiation and analytical skills are required along with a strong customer focus.
  • Candidate should have experience in conversion of business opportunities, developing client briefs, managing project risks, contracts negotiation and contract forms, project planning, design management, authorities’ management, contract management, procurement management, and managing internal LL and client approvals .
  • Prior hands-on experience and knowledge of Data Centre deals and projects.
