MANAGING DIRECTOR, DATA CENTRES, ASIA PACIFIC [Job Code 190905L]

Responsibilities:

  • Establish and lead the Data Centre business unit in APAC
  • Execute on business plans for projects within a set investment criteria in order to meet the underwritten / approved return metrics

Business Growth

  • Develop and oversee the implementation of medium to long term strategies for the Data Centre business to ensure growth and profit opportunities are compatible with key objectives and within acceptable risk standards
  • Identify and investigate new investment opportunities and developing appropriate investment strategies to capitalise on opportunities to enhance the growth of the Data Centre business and assets
  • Identify and execute upon existing and new tenant relationships to secure ‘build to suit’ opportunities
  • Make high-quality investment decisions to advance the business and drive investment returns
  • Provide input and execute on the business plan for all new opportunities, ensuring alignment with business strategies
  • Facilitate collaboration between the development management, fund management, project management, construction teams and other vertical disciplines to ensure achievement of overall business objectives and growth of the business
  • Steward capital investment into building sufficient process capability and capacity to support the business, continually improving quality and uniformity of offerings, improving operating effectiveness and reduce excesses and complexity in the environment

Financials

  • Deliver and execute the regional Data Centre business financials against business plan.
  • Overall accountability for the Data Centre business P&L, setting and monitoring performance against targets, as well as implementing mid to long term strategies to improve performance
  • Direct the development of, and monitor performance against investment return forecasts, ensuring that overall performance supports Company objectives and investment needs.
  • Review and monitor the performance of investments to ensure fund and asset value growth and profit opportunities are compatible with the Company’s objectives and acceptable risk standards.

Stakeholder Management & Engagement

  • Develop, manage and maintain effective relationships with key internal and external stakeholders (including clients, partners, investors, government authorities and an internal organizational network), building networks and leveraging relationships in order to support the long-term strategy and maximise opportunities
  • Understands key stakeholders, the relevance of the project to each group, and effectively gathers their input to ensure buy-in and support. Able to effectively resolve conflict to maintain strong working relationships
  • Build and maintain deep network of contacts within industry and knowledge of potential clients, tenants and investors
  • Engages and influences Executive leadership in strategic decision-making
  • Develop and manage stakeholder and relationship strategies, including government relations
  • Create a customer strategy and value proposition that supports the asset class and services as well as the investment portfolio
  • Publicly represent the company with the media and external constituency groups including industry, governmental, and investment organizations and build excitement for the company’s business and mission
  • Cultivate relationships with strategic partners to secure recurring revenue streams

Fund & Asset Management

  • Overall responsible for all aspects of Funds Management including Fund strategy, performance and valuation, fund modelling, reporting, compliance and risk management
  • Undertaking regular Fund performance reviews and work with the wider team to drive performance
  • Undertaking, reviewing, approval of Strategic Reviews, Annual Business Plans, Asset Plans,
  • Investment Proposals and Commercial Assessments and working with the wider team to drive asset strategy
  • Overall responsible for managing Fund Board and Fund Investors. Being the key contact in developing these relationships, focusing on continuously improving customer service
  • Seeking and implementing initiatives to improve efficiency, performance and growth of the platform

Business Management & Operational Excellence

  • Review financial and non-financial reports to devise solutions or improvements
  • Maintain a deep knowledge of the markets and industry of the company by keeping up to date with macro research, broader research trends and industry updates and applying this to relevant areas of work
  • Enforce adherence to legal guidelines, local laws and regulations, and in-house policies to maintain the company’s legality and business ethics
  • Lead and direct all aspects of operations, managing and monitoring standards of delivery, deployment of resources and taking ownership to lead and drive action plans
  • Ensure corporate plans and comprehensive management processes are in place to ensure the achievement of the overarching investment objectives
  • Direct the management of resources, formulating and establishing effective, efficient and financially responsible utilisation of financial, organisation and human resources within the defined parameters
  • Strive for operational excellence in accordance with Company’s requirements and local legislations around safety, sustainability, risk, policies, compliance and governance
  • Drive continuous improvements in the business model with an eye on innovations and advances in cloud computing and data centre technology
  • Increase awareness of market trends such as different cloud offerings and competitive dynamics, perform advanced partnering and marketing analysis and segmentation, develop differentiated offerings and pricing strategies, and achieve consistent brand messaging in the respective country markets
  • Anticipate needs of emerging business strategies and focus on best appropriate practices for data center design, logistics and operations planning

People & Culture

  • Ensure alignment with Company’s core values and principles of operations; including safety, sustainability, health & well-being and diversity & inclusion
  • Lead the people agenda in the Data Centre business, including advocating and sponsoring talent initiatives and ongoing review of talent and resources, including succession plans
  • Manage the performance and development of staff, providing strategic direction, coaching and building the skill sets required to ensure that staff are adequately resourced to perform

  • Instill a “team first” mindset and hire, develop and retain a high performing team capable of driving substantial business expansion

  • Lead and encourage positive IIF behaviour and culture with team and our customers/clients/contractors
  • Ensure all EHS activities and safety training requirements are achieved personally and by team within timeframes

Requirements:

  • Relevant tertiary qualifications in Commerce, Property, Business and/or Applied Finance & Investment, combined with advanced subject matter knowledge across multiple functions and expert people management skills
  • More than 20 years’ experience in the real estate industry or adjacencies e.g. REIT with key focus on data centres as an asset class
  • Proven experience as CEO or in other equivalent managerial positions
  • Experience in developing profitable strategies and implementing vision
  • Experience in an investment management role, and/or knowledge of the property management industries, investment management principles and methodologies, and the relevant accounting and tax regulations
  • Experience in stakeholder management, with a strong customer focus.
  • Deep connections within the data centre industry, particularly in APAC
  • Strong knowledge and experience in development / product management of data centres. Detailed understanding of Data Centre market with emphasis on development, investment and fund management
  • Strong understanding of corporate finance and performance management principles. Strong property financial and analytical skills
  • In-depth knowledge of corporate governance and general management best practices
  • An entrepreneurial mindset with outstanding organizational and leadership skills
  • Communication skills, both oral and written including the ability to build relationships and undertake negotiations
  • Strong interpersonal, teamwork and collaboration skills. Strong strategic thinking skills, especially the ability to crystallize key trends at the APAC and country level, determine their implications on the business, and make deliberate choices on critical topics such as countries/customer segments/partners to focus vs. NOT focus on
