Role Summary

The Park Director is the senior leadership role responsible for the overall operational, commercial, strategic, and compliance performance of the data centre park. This role ensures that all facilities within the park operate safely, efficiently, and in accordance with customer commitments, regulatory requirements, and company standards. The Park Director leads long-term planning, stakeholder engagement, business readiness, and cross-functional governance while ensuring the park can scale reliably to support future capacity growth.

Responsibilities:

  1. Strategic Leadership and Park Governance
    • Develop and drive the long-term operational strategy for the entire data centre park, including expansion readiness, resource planning, resilience targets, and service delivery standards.
    • Align site operations with broader company objectives such as growth, uptime performance, sustainability, customer retention, and cost optimization.
    • Establish governance frameworks for park operations, including reporting cadence, escalation protocols, risk registers, and performance reviews.
    • Review site readiness for new phases, new customer onboarding, infrastructure upgrades, and technology deployment.
    • Ensure the park has sufficient organizational capability, staffing structure, and succession planning to support current and future operations.
  2. Commercial and Financial Oversight
    • Own the overall operational budget for the park, including utilities, maintenance contracts, manpower planning, spare parts strategy, and lifecycle replacement planning.
    • Review and approve annual operating expenditure and support capital expenditure planning for critical infrastructure upgrades or expansion works.
    • Monitor cost efficiency across power usage, vendor contracts, maintenance programs, and facility support services.
    • Lead or support commercial discussions related to service scope, operational commitments, vendor performance, and cost control.
    • Drive energy efficiency initiatives, utility optimization, and sustainability measures without compromising uptime or compliance.
    • Establish the financial framework – CapEx (long-term infra) and OpEx (daily running costs), creates the overarching strategic budget.
  3. Operational Accountability
    • Hold overall accountability for site uptime, operational resilience, maintenance quality, and infrastructure reliability across the park.
    • Review key operational metrics such as incidents, capacity utilization, power and cooling performance, change success rates, maintenance completion, and SLA compliance.
    • Ensure appropriate management controls are in place for critical switching operations, permit-to-work systems, lockout-tagout practices, and maintenance governance.
    • Provide senior oversight on major incidents, root cause review, corrective actions, and risk mitigation plans.
    • Ensure the Park Manager and technical teams are properly managing all mission- critical systems.
  4. Compliance, Risk, and Statutory Management
    • Ensure compliance with Malaysian statutory requirements, local authority expectations, fire safety requirements, environmental health and safety obligations, and internal operational standards.
    • Oversee audit readiness for customer audits, internal audits, ISO-related controls, and operational compliance assessments.
    • Ensure the facility meets required Tier design intent, redundancy philosophy, resilience expectations, and contractual service levels.
    • Review risk exposure related to infrastructure, people, process, and external dependencies such as utilities or key contractors.
    • Escalate critical compliance gaps and ensure closure plans are tracked to completion.
  5. Stakeholder and Client Management
    • Act as the senior point of contact for key customers, investors, internal leadership, regulatory bodies, utility providers, and strategic vendors.
    • Lead client-facing operational reviews, executive site meetings, and escalations involving service risk, capacity planning, compliance matters, or major incidents.
    • Build trust with customers by providing confidence in uptime strategy, operational maturity, and expansion capability.
    • Coordinate with project, design, construction, leasing, and commercial teams to ensure operational requirements are integrated into business decisions.
  6. Leadership and People Management
    • Lead and mentor the Park Manager and department heads to ensure alignment, accountability, and high team performance.
    • Build a strong operations culture cantered on safety, discipline, ownership, technical competence, and continuous improvement.
    • Review organizational structure, staffing levels, training needs, and leadership development for critical operations teams.
    • Drive high standards in performance management, contractor supervision, and cross-functional collaboration.

Requirements:

  • Bachelor’s or Master’s degree in Mechanical Engineering, Electrical Engineering, Computer Science, Business or related technical discipline.
  • Minimum 8-10 years of experience in critical facility operations, data centre builds, or mission-critical infrastructure management.
  • At least 8 years in a supervisory, managerial, or senior leadership role.
  • Strong understanding of data centre operations in Malaysia, including local regulatory environment, authority requirements, utility coordination, and operational risk factors.
  • Deep knowledge of mission-critical M&E systems including transformers, generators, switchgear, UPS systems, ATS and STS, chillers, CRAC/CRAH units, fire detection and suppression systems etc.
  • Strong commercial acumen in budgeting, contract management, lifecycle planning, and operational cost control.
  • Strong client-facing, leadership, crisis management, and decision-making capability.
  • Excellent communication skills in Chinese and English, both written and verbal.
  • Must be willing to work in Seremban/Nilai, Negeri Sembilan.
