Job Description

Senior Facilities Manager is responsible for the safe, reliable, and efficient operation of critical infrastructure (Multiple sites/ Mega Infrastructure).

This role oversees all critical facility systems, including electrical, mechanical, and life-safety systems, ensuring maximum uptime, local authority regulatory compliance, meeting contractual agreements/ SLA and operational excellence.

The Senior Facilities Manager needs to lead internal teams and external vendors, drives preventive maintenance programmes, and collaborates closely with Technical and operations teams to support business continuity and mission-critical operations.

The Senior Facilities Manager has to work with the contract team in managing the contracts financial and scopes.

The Senior Manager must be able to work with various departments within the company such as procurement to facilitate vendors works, finance dept to ensure proper billing procedures, HR dept for employments, training and permits etc.

Responsibilities:

Operations & System Management

  • Monitor and manage critical infrastructure systems, including power, cooling, fire protection, electrical, CMS, BMS, and security systems, ensuring continuous operation and minimal downtime.
  • Ensure 24×7 operational availability and enhance the reliability of facility systems.
  • Review root cause analyses, and recommend corrective actions for facility incidents.
  • Handles the problem management such as ensuring the incident does not affect other sites or lead to greater impact.
  • Develop and implement preventive/ predictive maintenance programmes.
  • Review master maintenance schedules for operations.
  • 24 x 7 support customer requirements in colocation or hyperscale environments. (the 2nd or 3rd level of activation)

Leadership & Team Management

  • Lead, train, and develop Facility Managers and Assistant Facility Managers to manage site operations effectively.
  • Manage on-call rotations and shift coverage across sites.
  • Mentor teams to ensure adherence to SOPs, MOPs, Risk Assessments (RA), and Safe Work Procedures (SWP).

Vendor, Contract & Project Management

  • Manage contracts, performance, and deliverables of service providers and subcontractors.
  • Oversee Major facility-related projects, upgrades, major activities, and technology refresh initiatives.
  • Review and negotiate pricing with vendors/ suppliers, review quotations to clients, and review Purchase Requests (PRs) upon receipt of Purchase Orders (POs).
  • Review quotation records for ADHOC and preventive maintenance activities.
  • Fully understand contract SLAs and maintenance agreements, including preventive, cyclical, and consumable parts.

Compliance, Safety & Documentation

  • Ensure compliance with safety regulations, codes, and industry standards.
  • Ensuring safe practises at catered for all maintenance works
  • Maintain accurate documentation, drawings, and asset inventories.
  • Participate in operational reviews, and site walkthroughs.
  • Verify monthly maintenance billing and track ADHOC activity reports for management review.

Financial & Strategic Management

  • Develop and manage facilities budgets and operating expenses.
  • Provide operational and technical guidance to support cost-effective maintenance and improvements.
  • Ensuring work is completed before signing off to release payment to vendors.

Multi-Site Operations

  • Oversee operations and provide backup support across multiple sites in Malaysia.
  • Maintain a comprehensive understanding of all critical infrastructure systems to support operational continuity.

Requirements:

Education

  • Diploma or Bachelor’s degree in Engineering, Facilities Management, Building Services, or a related field, or equivalent professional experience.
  • Minimum of 10 years of experience in critical facilities operations or mission-critical infrastructure environments.
  • Strong expertise in electrical and mechanical systems within high-availability or critical environments.
  • Proven leadership experience in managing technical teams and coordinating cross- functional operations.
  • Hands-on experience with CMS, BMS/EPMS, and preventive or predictive maintenance programs.
  • Ability to respond effectively to emergencies and participate in on-call rotations.
  • Financial acumen to assess the cost of works and anticipate expenses associated with planned maintenance or projects.

Skills & Competencies

  • Extensive experience in critical infrastructure and mission-critical facilities operations.
  • Relevant certifications such as MWAH, CSCPM, or equivalent will be an advantage.
  • Experience supporting audits, compliance programs, and regulatory inspections.
  • Proven expertise in leading troubleshooting, preventive, and corrective maintenance activities.
  • Proficient in reading, interpreting, and analyzing technical drawings, single-line diagrams, and schematics.
  • Experienced in coordinating with cross-functional departments, including projects, procurement, and contracts.
  • Deep understanding of redundancy configurations and their application in high- availability systems.
  • Financial acumen to assess the cost of works and anticipate expenses associated with planned activities.
  • Strong knowledge of industry best practices for critical facilities management.
  • Solid understanding of energy efficiency and sustainability initiatives within facilities operations.
